The Problem
We were called out to a property in Earls Colne after the customer reported no heating and no hot water. They also mentioned that they had to increase the boiler pressure every single day, which is a clear sign that something in the system isn’t holding pressure as it should.
Our Findings
Our engineer carried out a full diagnostic assessment of the BAXI combi boiler, testing every key component for any signs of failure or wear. Heat exchanger, pump, PRV, expansion vessel, sensors, and internal seals were all inspected carefully to rule out any internal faults.
After confirming the boiler components were operating correctly, attention turned to the wider heating system pipework. A pressure test revealed that the system was losing pressure due to a hidden water leak somewhere in the pipework – something not visible externally but enough to cause the boiler to drop pressure daily.
What We Did
Once we identified a pressure loss within the system, the next step was to begin trace and repair activities to locate the hidden leak. By isolating sections of pipework and monitoring pressure retention, we could narrow down the faulty section and plan the required repair to restore the system’s integrity.
This crucial diagnostic work prevented unnecessary part replacements and confirmed that the boiler itself was not at fault – only the system pipework causing the pressure drop.
Outcome
The engineer provided the customer with clear findings and next steps. The hidden leak was traced, and plans were put in place for an immediate repair so the system could once again maintain stable pressure.
By identifying the true cause early, we avoided further damage to the boiler and ensured the customer could get their heating and hot water restored safely and efficiently.
