LPG boilers heat a significant number of UK homes that aren't connected to the mains gas network - rural cottages, barn conversions, holiday lets and park homes across Essex, Kent, Suffolk and the wider Home Counties. Fix & Repair Engineers provides fault diagnosis, breakdown repairs, annual servicing and new installations for LPG boilers and central heating systems, keeping the system you already have running safely and efficiently.
We work on all major LPG boiler brands, and because LPG systems bring their own quirks - tank and cylinder storage, regulators, and vapour pressure - that mains gas boilers simply don't have, diagnosing a fault properly means understanding the fuel supply as well as the boiler itself.
What Our LPG Boiler Service & Repair Covers
Every callout starts with proper diagnosis rather than guesswork. Depending on what your system needs, our engineers carry out:
Fault Diagnosis
Investigating no-heat, no-hot-water, ignition failure and error codes, checking the fuel supply as well as the boiler itself.
Breakdown Repairs
Component replacement including pumps, valves, PCBs, diverter valves and heat exchangers.
Annual Servicing
Manufacturer-aligned servicing to protect warranty cover, efficiency and system lifespan.
Regulator & Supply Checks
Diagnosing gas supply issues, from regulator faults to low tank or cylinder levels, that can mimic a boiler fault.
New Installations
Fitting new LPG boilers and central heating systems for properties without one, or replacing an ageing unit.
Maintenance Contracts
Scheduled servicing for landlords, holiday let operators and facilities managers with multiple LPG properties.
Common LPG Boiler & System Faults
Some LPG boiler faults are the same as any gas boiler. Others are specific to LPG, and are easy to mistake for a boiler breakdown when the real problem is upstream in the fuel supply:
Regulator Freezing & Vapour Lock
In cold weather, propane's vapour pressure drops and moisture inside the regulator can freeze, cutting off or reducing the gas supply and causing ignition failure or a mid-cycle shutdown.
Low Tank or Cylinder Level
With less liquid in the tank, there's less surface area to vaporise the fuel, so performance can drop or the boiler can stop working, especially during a longer cold snap.
Butane/Propane Mix Issues
Refills with a higher butane content, common after topping up abroad, stop vaporising properly below around 0°C, causing a weak flame or failure to ignite.
Loss of System Pressure
Leaks or a faulty pressure relief valve dropping system pressure, leading to uneven heating or the boiler locking out.
Ignition & Electrical Faults
Faulty spark electrodes, PCB faults, or sensor issues preventing the boiler from firing or staying lit.
Frozen Condensate Pipe
The acidic waste pipe freezing in cold snaps, particularly where it's routed externally, causing the boiler to lock out.
Annual LPG Boiler Servicing
An LPG boiler service covers the boiler itself and the parts of the fuel supply that affect it. During a service, we typically:
- Carry out a visual inspection of the boiler, flue, and accessible pipework
- Check the regulator and gas supply pressure at the boiler
- Perform a combustion analysis to confirm safe, efficient burning
- Clean and inspect key components, including the burner and heat exchanger
- Check the tank or cylinder connection and visible pipework for damage or corrosion
- Issue a service record confirming the work carried out and the system's condition
Most manufacturer warranties require documented annual servicing to remain valid, so a missed service is more likely to void your warranty than a professionally carried out one.
Tanks, Cylinders & Property Types
How your LPG is stored affects how the system behaves, particularly in cold weather:
Bulk Tank Systems
A larger, usually fixed tank refilled by a delivery tanker, suited to properties with higher heating demand. The larger liquid surface area vaporises fuel more reliably in cold weather, though the regulator can still be affected in severe conditions.
Bottled/Cylinder Systems
Smaller, portable cylinders swapped out when empty, either manually or with an automatic changeover valve. Common in holiday lets and smaller properties, but more prone to cold-weather regulator and vaporisation issues due to their smaller surface area.
Our Process
Get in touch
Tell us the fault, your boiler's brand and model, whether you have a tank or cylinders, and your location.
Diagnosis
We identify whether the fault sits with the boiler or the gas supply before recommending any repair.
Clear quote
An itemised quote with no hidden costs, agreed before any work begins.
Repair or service carried out
Work completed to Gas Safe standards by our engineers.
Documentation
A service record provided after every visit, so you have a clear record for warranty purposes.
