If you're a landlord, holiday let operator or business using LPG appliances, an annual gas safety check isn't optional - it's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Fix & Repair Engineers carries out LPG gas safety checks and issues the certification you need, across domestic, holiday let and commercial properties throughout London and the Home Counties.
The rules apply to LPG in exactly the same way as mains gas: appliances, pipework and flues all need to be checked, and the certificate needs renewing every 12 months.
What Is an LPG Gas Safety Certificate?
An LPG gas safety certificate is a document issued by a Gas Safe registered engineer confirming that the gas appliances, pipework and flues at a property have been inspected and are safe to use. It's the same underlying check as a mains gas safety certificate, just applied to an LPG installation instead.
The certificate records the property address, the appliances checked, the engineer's registration details, the date of the check, and the result of each test carried out. It's valid for 12 months from the date of issue.
Certificate Types We Cover
Which certificate you need depends on the property type and how it's used:
Landlord Gas Safety Record
The annual check required for any rented domestic property with LPG appliances, sometimes referred to by its older product code, CP12.
Holiday Let & Static Caravan Certification
An annual requirement for any let holiday accommodation, static caravan or park home with LPG heating or appliances.
Commercial LPG Safety Check
An annual safety check for commercial premises running LPG-fed heating, hot water or appliance systems.
Commercial Catering Gas Safety
Commercial kitchens using LPG appliances need an annual catering gas safety certificate, sometimes referred to as a CP42, which also checks the kitchen's extraction and ventilation. Get in touch with your setup and we'll confirm what's needed.
What's Included in an LPG Gas Safety Check
During an inspection, we typically:
- Carry out a visual inspection of all gas appliances, pipework and flues
- Perform a tightness test on the gas installation to check for leaks
- Check appliance ventilation and confirm safe combustion and operation
- Inspect the regulator, pipework and connection point to the tank or cylinder
- Confirm safety devices, such as flame failure devices, are working correctly
- Issue your certificate, or a report detailing any remedial work required
