Fix & Repair Engineers attended a property in Beckenham, South East London following a report of several radiators not heating up, cold patches across a wet underfloor heating (UFH) system, and a request for a boiler service. The customer explained that the wet UFH had never been serviced before, and only around half of the floor area was warming as expected.
Customer Reported Issue
The client reported the following problems:
- Multiple radiators staying cold / not heating properly
- Wet UFH cold patches across parts of the floor (inconsistent heat output)
- Request for a routine boiler service during the visit
- UFH system believed to be untouched since installation (no previous servicing)
Engineer Inspection & Findings
On arrival, the engineer carried out systematic checks of the heating system, including radiator performance, UFH circulation and controls, and a full boiler service inspection.
Radiators
The engineer identified issues affecting radiator heat distribution and carried out corrective steps to restore consistent heat output.
Wet Underfloor Heating (UFH)
Inspection confirmed the wet UFH system had not been serviced previously, with performance issues contributing to the cold patches and reduced heating coverage. The system was serviced and adjusted to improve heat circulation and achieve more even warmth across the floor.
Boiler Checks
As part of the boiler service, the engineer carried out standard safety and performance checks and identified a pressure-related issue. Following the fault-finding procedure, the root cause was traced to a faulty expansion vessel.
Work Completed
During the visit, the engineer:
- Resolved the radiator heating issues, restoring proper heat output
- Serviced the wet UFH system (first recorded service) to improve circulation and reduce cold patches
- Completed a boiler service and full operational checks
- Diagnosed a pressure fault and confirmed a faulty expansion vessel

Parts Required / Next Steps
The client requested that Fix & Repair Engineers order a replacement expansion vessel. The part will be delivered to the local depot ready for installation during the follow-up visit.
