Job Description
Our engineers attended a wet underfloor heating (UFH) repair callout at a property in Richmond after the heating circuit kept tripping when switched on. During the investigation, a serious water leak was also uncovered, requiring urgent attention to prevent further electrical and water damage.
Diagnosis
Upon inspection, the fault was traced to an electrical junction box full of water, causing the heating circuit to trip repeatedly. Once the system was made safe, the junction box was dried, tested, and restored to working order.
Further investigation revealed that the leak originated from behind the hot water cylinder, indicating a mains water pipe failure hidden from view.
Repair Work Carried Out
To access the source of the leak, our engineers:
- Removed the hot water cylinder and surrounding cupboard to expose the damaged area.
- Identified and repaired the leaking section of the mains water pipe.
- Dried and reinstated the affected electrical components.
- Reinstalled and tested the cylinder and UFH system to ensure safe operation.
- Performed final pressure and functionality checks to confirm the heating circuit was stable and leak-free.
Outcome
The electrical tripping fault and mains water leak were both fully resolved. After comprehensive testing, the underfloor heating system and hot water cylinder were safely reinstated, restoring reliable heating and hot water supply to the property.
