Whether your Vaillant boiler is due its annual service, displaying an error code, losing pressure, or has stopped providing heating or hot water, Fix & Repair Engineers can inspect the system, diagnose the problem, and carry out the appropriate servicing or repair.
We work on Vaillant gas boilers across the ecoTEC and ecoFIT ranges as well as many older Vaillant models, supporting homeowners, landlords, and businesses throughout London and the surrounding Home Counties.
Vaillant Boiler Services We Provide
You do not need to know exactly what is wrong before contacting us. Choose the service that best matches your boiler's current condition:
Annual Servicing
Planned annual maintenance for operating boilers to check safety, optimise performance, and maintain guarantee records.
Fault Diagnosis
Comprehensive investigation for boilers displaying an F-code, locking out, or behaving abnormally.
Component Repairs
Repairs for pumps, pressure sensors, gas valves, ignition components, fans, electronics, and heat exchangers.
Heating & Hot Water Faults
Resolving no heat, no hot water, fluctuating shower temperatures, intermittent heating, or unexpected shutdowns.
Boiler Pressure Problems
Investigating recurring low pressure (F22), pressure spikes, expansion vessel issues, and F75 response errors.
Urgent Breakdown Repairs
Fast-response repairs when you have lost all heating and hot water or the boiler has suffered a sudden lockout.
Why Service a Vaillant Boiler Every Year?
Vaillant recommends servicing its boilers once a year. The purpose is not simply to wait for something to fail. Annual servicing gives the engineer an opportunity to assess the boiler while operating, verify safety and combustion, and identify signs of wear before they turn into costly breakdowns.
What's Included in a Vaillant Service
- Visual inspection of boiler, pipework, and casing seals
- Review of stored fault history and diagnostic data
- Flue inspection and combustion analysis testing
- Gas-safety, operating pressure, and hydraulic checks
- Inspection and cleaning of burner and ignition parts
- Checking safety devices, condensate traps, and electrics
- Full Benchmark logbook recording for guarantee records
Key Benefits of Regular Servicing
- Confirms safe boiler combustion and carbon-monoxide safety
- Identifies small leaks or deteriorating parts early
- Maintains heating efficiency, helping lower fuel consumption
- Reduces the risk of sudden winter breakdowns
- Maintains compliance with Vaillant manufacturer warranty terms
- Typically takes 30 minutes to one hour
Vaillant Boiler Service or Repair: Which Do I Need?
Choosing the correct appointment type ensures our Gas Safe engineers arrive with the proper time and equipment allocated.
Book a Routine Service If:
- The boiler is currently operating normally
- The annual service is due or approaching
- You want preventative maintenance
- You need your Benchmark warranty record updated
- You've bought a home and need to establish service history
Book a Repair / Diagnostic If:
- An F-code or fault code is displayed on the screen
- The boiler fails to ignite or repeatedly locks out
- Pressure keeps dropping or boiler needs frequent topping up
- You have no central heating or no hot water
- The boiler is leaking water or making abnormal noises
Vaillant Boiler Repair & Fault Diagnosis
A Vaillant fault code indicates what symptom the PCB has detected, but it is not always a direct diagnosis of a single defective part. For instance, an F22 low-pressure fault can stem from a leak, a faulty sensor, expansion vessel issues, or wiring; an F75 error can relate to pump circulation, air in the system, or pressure sensor calibration.
Our Systematic Diagnostic Approach
Identify the fault code → Test the relevant sub-systems → Confirm the root cause → Quote transparently before repairing. This approach prevents unnecessary part replacement and ensures long-term reliability.
Vaillant Fault Codes We Diagnose & Repair
We provide dedicated diagnostic guides explaining what each code means, related symptoms, and professional repair pathways. For a broader overview, consult our complete Vaillant Boiler Problems & Fault Codes Guide.
| Fault Code | What It Indicates | Technical Guide |
|---|---|---|
| F20 | Temperature safety cut-out / overheating condition | Vaillant F20 Fault Code Guide |
| F22 | Low system water pressure condition | Vaillant F22 Fault Code Guide |
| F27 | Flame signal detected while burner should be off | Vaillant F27 Fault Code Guide |
| F28 | Flame not detected successfully during ignition | Vaillant F28 Fault Code Guide |
| F29 | Flame lost during operation; re-ignition failed | Vaillant F29 Fault Code Guide |
| F32 | Fan speed fault or harness/PCB communication issue | Vaillant F32 Fault Code Guide |
| F35 | Air supply or flue route operating fault | Vaillant F35 Fault Code Guide |
| F61 | Gas valve control signal or wiring fault | Vaillant F61 Fault Code Guide |
| F62 | Delayed flame or gas-valve shut-off safety fault | Vaillant F62 Fault Code Guide |
| F75 | Insufficient pressure rise detected when pump starts | Vaillant F75 Fault Code Guide |
| F76 | Primary heat exchanger overheat protection | Vaillant F76 Fault Code Guide |
Vaillant Boiler Pressure Problems
For most sealed heating systems, Vaillant specifies an expected cold pressure range of approximately 1.0 to 1.5 bar. While topping up once after bleeding radiators is normal, continuous pressure drops indicate an underlying hydraulic defect.
Low Pressure (F22 Code)
Caused by internal boiler leaks, central heating pipework leaks, or pressure-relief valve discharge.
Pump Detection Fault (F75 Code)
Occurs when the pressure sensor fails to detect a momentary pressure jump when the pump starts up.
Excessive Pressure Rise
Pressure climbing over 2.5–3.0 bar during heating usually points to a failed expansion vessel or faulty filling loop.
Internal Water Leaks
Seals, rubber hoses, heat exchanger joints, and auto air vents can perish over time and require replacement.
Vaillant Boilers We Service & Repair
Our engineers carry diagnostic software and knowledge covering the full residential and light commercial Vaillant catalogue:
- ecoTEC plus combination, system, and open-vent boilers

Our Vaillant Boiler Repair Process
We maintain an upfront and structured process to ensure repairs are carried out safely and efficiently.
Tell Us What's Happening
Provide your postcode, boiler model, active fault code, system pressure, and symptoms when booking.
On-Site Diagnosis
Our Gas Safe engineer inspects the appliance, hydraulic circuits, gas valves, sensors, fan, and electrical signals.
Explain Findings & Quote
We explain clearly which component has failed, why it occurred, and outline costs before any repair work begins.
Complete the Repair
We install correct replacement components and address any wider system issues affecting boiler performance.
Testing & Handover
The boiler is combustion-tested and run through a full heating cycle to confirm complete, safe restoration.
Why Choose Fix & Repair Engineers?
We combine deep brand familiarity with honest diagnostics to keep your heating running smoothly:
- Gas Safe Registered: Fully qualified and insured for all domestic and commercial gas work.
- Fault-Code Knowledge: Our technical library allows targeted diagnostic routines rather than trial-and-error part swapping.
- Complete Care: From annual safety checks to emergency breakdowns and component replacements.
- Older Boilers Repaired: We do not push boiler replacement simply because an F-code appears; we repair whenever economical.
Vaillant Boiler Servicing for Landlords
Landlords must distinguish between a boiler service (maintenance according to manufacturer specifications) and the statutory Annual Gas Safety Check (CP12). While both are essential for tenant safety and legal compliance, they are distinct procedures.
